An independent valuation practice with deep Auckland roots.

NH Valuers provides residential, commercial and specialist valuation advice across the Auckland region and throughout New Zealand. Our team of registered valuers combines long experience with a hands-on way of working. You deal directly with the valuer responsible for your valuation, from the first conversation through to the final report.

Who we are

Established on the North Shore, now valuing across Auckland.

North Harbour Valuers was founded in 2003 by Murray Pelham, who continues with the firm as Senior Valuer. In 2016 the business was purchased by John Darroch, continuing an established family name. Under John's leadership the firm has grown from its North Shore base into a team of 9 valuers working across the whole Auckland region, including Aotea (Great Barrier Island) and beyond, now operating as NH Valuers.

Who we work with.

  • Lenders and banks: Valuations prepared to lender requirements, with experience across the major bank valuation portals.

  • Lawyers and legal advisers: Independent, well-evidenced valuations for disputes, relationship property, estates and litigation.

  • Trustees and accountants: Valuations for trusts, estates, tax and financial reporting.

  • Public authorities and Public Works advisers: Compensation and acquisition valuations under the Public Works Act.

  • Commercial owners, investors and tenants: Market valuations, rent reviews and portfolio advice.

  • Homeowners and private clients: Clear, independent advice on what your property is worth.

What to expect when you instruct us.

  1. Talk to a valuer. Your first conversation is with a valuer, who will confirm the purpose of the valuation, the property involved and any timing requirements.

  2. Scope and fee confirmed. We confirm the scope, fee and expected delivery date in writing before any work begins.

  3. Information gathering. We'll let you know what's useful for your property. That's typically the title and any plans or consents, plus leases, tenancy schedules and outgoings for commercial property.

  4. Inspection. Your valuer inspects the property, noting its condition, improvements and anything that may affect value.

  5. Research and analysis. We analyse comparable sales or leasing evidence and current market conditions, applying the valuation approach suited to the property and purpose.

  6. Your report, and our follow-up. You receive a clear, reasoned report prepared in line with International Valuation Standards and NZIV standards. If you have questions, you can discuss them directly with the valuer.

Experience for complex and high-stakes property matters.

Alongside everyday residential and commercial valuations, our senior valuers regularly advise on matters where a valuation will be tested. These include rent reviews and arbitrations, Public Works Act compensation, litigation, relationship property and leaky building disputes. Our team includes a Life Fellow of both PINZ and NZIV, members of the Arbitrators' and Mediators' Institute of New Zealand, and valuers who have given expert evidence in hearings, arbitrations and court proceedings.

In any dispute, our role is to provide an independent, well-evidenced opinion that holds up under scrutiny. That independence is what makes our advice valuable to the people who instruct us.

Talk to a valuer about your property.

Whatever the property and whatever the purpose, the first step is a conversation.
